Boundary or Retracement Surveys

If you have any concerns or doubt as to where your property boundaries may be located, you may wish to consider the advantages of a Boundary Survey (Retracement Survey).

Boundary Survey

If you are purchasing a parcel of land (developed or vacant) or building a new home, building an addition, fence or any permanent structure on the property, you may want to consider hiring a Professional Land Surveyor to perform a boundary survey. A boundary survey involves in-depth research at the Land Registration Office to review any registered documents regarding the ‘Extent of Title’ associated with your property and those of adjacent properties. A field survey is then performed to determine the location of the boundaries on the ground and survey monuments are placed at all property corners. A survey plan is produced and registered at the Land Registration Office.

Retracement Survey

A Retracement Survey is a boundary survey of a property which has been previously surveyed. However the original survey may have been done a long time ago and little or no identifiable evidence of the original survey may remain on the ground. Similar to a boundary survey the surveyor will perform in-depth research at the Land Registration Office to review any registered documents regarding the ‘Extent of Title’ associated with your property and those of adjacent properties and will, as best as he can, follow in the same footsteps as the original surveyor, to re-establish the property boundaries in their original location.
